Residency and Structure of Stewardship

A required residency precedes any sale rights and is intended as a time-based relationship rather than a transaction. This understanding may be formalized through a Memorandum of Understanding and unfolds in phases.

Phase One: Foundation Year

One year of:

  • Shared, regular on-site work (seasonal or weekly)

  • Observation and learning of existing systems: herbs, soil, water, and vision

  • Contributing labor with gradually increasing responsibility

This is not free labor; it is a mutual exchange:

  • You gain knowledge, experience, and proximity

  • We observe character, consistency, and care under real conditions

This phase answers essential questions:
Who are we when the work is slow, difficult, or unglamorous?
Are reliability, patience, and integrity present?
Is trust forming naturally?

Together, we will periodically reflect on:

  • What is working

  • What is not

  • Whether values remain aligned

  • Whether trust is deepening

Either party may step away at any time, without pressure or obligation. This phase is about discernment—allowing relationship to mature into responsibility. Transparency is essential in assessing alignment, character, and long-term stewardship capacity.

Phase Two: Responsibility and Readiness

Following successful completion of Phase One, Phase Two focuses on skill, initiative, and accountability over an additional six months. Expectations include:

  • Independent management of defined areas or projects

  • Demonstrated competence in herbal cultivation and land care

  • Financial transparency regarding any proposed future purchase

  • Active participation in long-term planning discussions

Evaluation will consider:

  • Quality of decision-making

  • Stewardship under stress or challenge

  • Ability to hold and honor the land’s vision

Successful completion of Phase Two makes the steward eligible—but not entitled—to enter purchase discussions and prepare for legal transfer, subject to a life-estate arrangement.

Once the title is transferred, the new owner is free to shape the property into their own working homestead.
